Preservation, upgrading and releasing of a portfolio of historic San Francisco apartments buildings over the two past decades located in strategic northern and eastern neighborhoods of Telegraph Hill, Russian Hill, Nob Hill, North Beach, Pacific Heights, the Marina and Cow Hollow neighborhoods. Most of the portfolio has been held for investment. Projects included seismic upgrades, upgrading kitchens, bathrooms and historic interiors,  landscaping, and separately metering utilities.
